美濃加茂市　中古住宅

こんにちは
マルイ不動産　可児支店の大古です。

本日は、美濃加茂市加茂野町の平屋住宅をご紹介します。

当物件は　平成１６年築と築年数も浅く、大変きれいな物件です。


みなさん平屋の住宅には　どんなイメージをお持ちでしょうか？

よく耳にするのが

①２階の荷重がかかっていないので地震に強い

②２階建と比べると建築費が割高　　　　　　　　　

ということをお聞きします。どちらもこれは本当のことなんですね


それ以外にも　今回の物件に言えることは

③軽量鉄骨造なので①の耐震性がより強いといえます。

 

それに不動産業界・建築業界共に経験がある上でお話をさせてもらいますと

④平屋住宅は希少！！！　といえます。


建築営業の時代に　話を聞いたことがあるのですが

Ａ.　平屋を建築される方が割合でいくと５０棟のうち           
１・２棟程度というデーターがあるようです。 
   
又、

Ｂ.　平屋・２階建問わず、中古住宅で物件を売却される方は
数百件に１件程度の割合！　


また、今回の美濃加茂市の中古物件は建築年数が浅く、非常に丁寧に使用されています。
すべてひっくるめて計算すると・・・・できないですが非常に希少物件！！ともいえるのではないでしょうか？

私も不動産業界では１０年ほど携わっていますが
平屋で築年数が浅く　軽量鉄骨造の物件は初めてです。
本当におすすめできる物件です
